How Long Does a Water Heater Last?

Lifespan by Type

Type 1: Traditional tank water heater (gas or electric)

Lifespan 1: 8–12 years average. Some last 15 years with good maintenance; others fail at 7 due to poor water quality or neglect.

Type 2: Tankless (on-demand) water heater

Lifespan 2: 15–20 years average, sometimes longer. Higher upfront cost, but significantly longer service life.

Type 3: Hybrid / heat pump water heater

Lifespan 3: 10–15 years. Most efficient of the three, but requires adequate space and won't work well in very cold locations.

Factors That Affect Life Span

Factor 1: Water hardness. Suffolk County water runs moderately hard. Hard water creates mineral scale inside the tank and on heating elements, reducing efficiency and accelerating failure. Annual anode rod inspection and periodic flushing extend life significantly.

Factor 2: Anode rod maintenance. The anode rod is a sacrificial metal rod that prevents tank corrosion. It needs inspection every 3–5 years. Replacing a worn rod before it depletes can double a tank's life.

Factor 3: Sediment. Mineral sediment settles at the bottom of the tank and causes the burner to work harder. A rumbling sound when the heater runs usually means heavy sediment. Annual flushing removes it.

Signs Your Water Heater Is Failing

Age over 10 years. Rust-colored water from hot taps. Rumbling or popping sounds during heating cycles. Inconsistent temperature. Water pooling under the unit. Higher-than-usual energy bills without a change in use.

Q1: Should I repair or replace a 10-year-old water heater?

A1: At 10 years, we generally recommend replacement unless the repair is minor (thermocouple, anode rod). Major repairs on an older unit often don't make financial sense — you're putting money into something with a few years left.

Q2: How do I know if my water heater has a warranty?

A2: The warranty sticker is usually on the unit itself. Most residential tank water heaters come with 6-year or 12-year warranties. Bradford White and Rheem have better warranty coverage than budget brands.

Q3: Does annual maintenance really extend water heater life?

A3: Yes, meaningfully. Annual anode rod inspection and tank flushing are the two most effective things you can do. Many plumbers include these in a service call.
