Patchogue is one of the older village communities on Suffolk County's South Shore, and the housing stock reflects it — there is a meaningful concentration of pre-war and early postwar homes in the village core and surrounding neighborhoods. Homes from the 1920s through the 1950s often have original plumbing that is now 70 to 100 years old: lead drain lines in the oldest properties, cast iron in homes from the 1940s and 1950s, and galvanized supply pipes that have been slowly restricting flow for decades.

We see a lot of galvanized supply line issues in Patchogue. The telltale signs are low water pressure at fixtures — sometimes just one floor or one bathroom, sometimes the whole house. The inside of the galvanized pipe has corroded and narrowed, and no amount of fixture adjustment will fix it. Repiping with copper or PEX is the solution. We do it properly, opening the walls, replacing the runs, and patching everything back up.

Sewer line issues are also common in older Patchogue properties. Clay sewer laterals and Orangeburg pipe — a fiber-and-tar product that was widely used mid-century — both fail over time. Camera inspection is how we know what we are dealing with before recommending a solution. We do not guess, and we do not recommend excavation until we know it is necessary.

Job 1: Galvanized supply repipe, Patchogue. 1939 cape cod in the village — water pressure had dropped to a trickle in the second floor bathroom. Original galvanized supply throughout the house. Replaced all supply lines with copper. Normal pressure immediately.

Job 2: Orangeburg sewer lateral replacement, Patchogue. Camera inspection on a 1948 ranch confirmed the sewer lateral was original Orangeburg — the pipe had deformed and was nearly blocked. Replaced the full lateral from the foundation to the street connection with schedule 40 PVC.

Job 3: Water heater replacement, Patchogue. 18-year-old 40-gallon gas unit in a cape cod basement. Producing hot water intermittently — thermocouple was failing. Replaced the entire unit with a Bradford White 50-gallon gas water heater. Customer had been limping along with the old one for two years.

Job 4: Kitchen sink drain repair, Patchogue. Drain under the kitchen sink had been repaired multiple times with slip-joint couplings — a patchwork of mismatched fittings that was leaking at three connections. Replaced the entire drain assembly under the sink with properly fitted PVC with solvent-welded connections.

Job 5: Boiler tune-up and repair, Patchogue. Annual service on a gas steam boiler — found the main vent was not closing properly, causing the boiler to short-cycle. Replaced the main vent, adjusted the pressuretrol, and skimmed the boiler water. Radiators heating evenly for the first time in years.

Job 6: Sump pump installation, Patchogue. Village home with a damp basement during wet seasons — no sump pit or pump. Excavated pit, installed a 1/3 HP pedestal pump (basement clearance was limited), and ran discharge to the exterior. Basement stayed dry through the next several rainfalls.

Job 7: Toilet wax ring replacement, Patchogue. Toilet was rocking on the floor and there was water staining on the ceiling below. The wax ring had failed and water was escaping at the floor flange. Reset the toilet on a new wax ring, tightened the flange bolts, replaced the supply line. No more movement, no more leak.

Job 8: Frozen pipe prevention, Patchogue. Customer called before winter — they had a burst pipe the previous year in their basement along the north exterior wall. Inspected the run, wrapped all exposed pipes with foam insulation, and added electric heat tape with a thermostat on the vulnerable section.
