What moves the number

Why two identical jobs can quote differently

Same job description on paper can land hundreds or thousands apart depending on timing, access, pipe age, and permit requirements. Here are the factors we see most often.

Emergency vs scheduled
After-hours calls and weekends carry a dispatch premium. Scheduling a few days out removes it.
+$150–$300
Permit required
Water heaters, boilers, gas line work, and new sewer connections typically require a Suffolk County permit.
+$150–$400
Access difficulty
Crawlspaces, slab foundations, finished walls, or attic runs take more time than open basement access.
+$100–$400
Parts availability
Standard parts (ball valves, PVC, common flappers) are on the truck. Specialty boiler parts or older models may require a parts run.
Varies
Trenchless vs open-cut sewer repair
Trenchless lining costs more upfront but saves landscaping. Open-cut is cheaper on materials but involves excavation and restoration.
+$1,000–$3,000 for trenchless
Water hardness
Long Island water is moderately hard. Hard water shortens water heater life and can clog tankless units faster — affects recommended specs.

How our pricing works

The number you see is the number you pay

01

You call, we listen

Tell us what is happening. Mike or Linda will ask enough questions to understand the job — whether it is a dripping faucet or a failed sewer line. Five minutes on the phone usually tells us if we need to come out for a full estimate or if we can quote a standard job outright.

02

Written quote before we start

For any job over a minor repair, we write the scope and price down before a wrench turns. The quoted price does not go up unless we discover hidden damage (a rotted subfloor, cracked cast iron behind the wall) — and if that happens, we show you before we do the extra work.

03

Permit included where required

Water heaters, gas line work, sewer connections, and boiler replacements require a Suffolk County permit. We pull it and handle the inspection. Permit cost is included in our estimate — no surprise bill after the job.

04

No change orders without your OK

If we open a wall and find something that changes the scope, we stop, document it, show it to you, and get your approval before continuing. Surprises happen in plumbing — blind ones do not.
