Job 1: Water heater replacement, Rocky Point. 40-gallon gas water heater in a converted cottage — original seasonal property that was now year-round. Unit was 14 years old with significant sediment buildup from hard well water. Replaced with a Bradford White 50-gallon gas unit and recommended flushing annually going forward.
Job 2: Boiler service, Rocky Point. Gas hot water boiler in a 1968 ranch — annual pre-season tune-up. Cleaned the burner, tested the heat exchanger, verified the pressure relief valve operation, and bled baseboard zones. Found one zone valve that was sticking — replaced the valve head. All zones heating properly.
Job 3: Drain clearing — main line, Rocky Point. Main line backup in a 1975 home. Camera showed roots from a large oak had entered the lateral at two joint locations. Cleared with a root cutter, confirmed pipe integrity. Recommended annual maintenance given the proximity of the tree.
Job 4: Frozen pipe repair, Rocky Point. February call — water coming through a ceiling below a second-floor bathroom. Burst copper pipe where the supply line ran along an exterior wall in an addition that was not fully insulated. Repaired the break, added insulation, recommended the homeowner have the addition wall properly insulated before the next winter.
Job 5: Bathroom fixture replacement, Rocky Point. Full bathroom fixture replacement in a 1960s cottage conversion — customer was updating the bathroom. Replaced the toilet, vanity faucet, and tub spout and diverter. Connected all supply and drain connections.
Job 6: Well pressure tank replacement, Rocky Point. Customer on a private well was experiencing pressure cycling — pressure would build, deliver a burst of water, drop, then build again very rapidly. The captive-air pressure tank had lost its air charge. Replaced the pressure tank. Consistent water pressure restored.
Job 7: Kitchen faucet replacement, Rocky Point. Original 1970s two-handle faucet was leaking from both stem packing areas. Customer chose to replace rather than repack. Installed a new single-handle pull-down faucet. Also replaced the supply stops with quarter-turn ball valves.
Job 8: Sump pump float switch, Rocky Point. Customer had a pump but it was not activating when the pit filled — float switch had corroded and stopped responding. Replaced the float switch. Tested by filling the pit — pump activated at the correct level. Also added a backup alarm.
